Raysum Acquires Office Building in Tokyo’s Kita-Shinagawa

Raysum acquired Central Shinagawa Gotenyama, an office building in Kita-Shinagawa 6-chome, Shinagawa Ward, Tokyo, in March 2026. The seller was Daiichikosho Co., which operates businesses including commercial karaoke systems and had used the property as one of its offices. Daiichikosho acquired the property in 2016.

The property is located on a corner site fronting Sony-dori Avenue, a nine-minute walk from Osaki Station and a 10-minute walk from Gotanda Station. Completed in 1992, the seven-story office building has a typical floor plate of approximately 334 tsubo (approx. 11,900 sq. ft.).

From February to March 2026, the seller, Daiichikosho, consolidated offices that had been dispersed across three locations in Shinagawa Ward into the Daiichikosho Head Office Building, formerly Prime Takanawa Gateway, in Mita 3-chome, Minato Ward. In connection with the consolidation, Daiichikosho sold its former head office building in Kita-Shinagawa 5-chome to Mitsubishi Estate, and the sale of this property also appears to be related to the office consolidation.

The buyer, Raysum, is a Hulic subsidiary engaged in value-add real estate businesses.
