Polaris Holdings Co. opened KOKO HOTEL Premier Tokyo Bay Makuhari in Mihama Ward, Chiba City, on June 18, 2026. It is the company’s first hotel in Chiba Prefecture. The hotel is located a three-minute walk from the south exit of Kaihin-Makuhari Station on the JR Keiyo Line and a one-minute walk from the station’s Park Gate south exit.

The hotel has more than 300 guest rooms, ranging in size from 22 square meters to 40.87 square meters (approx. 237 sq. ft. to 440 sq. ft.), with twin rooms accounting for about 90% of the total. The surrounding area includes Makuhari Messe and large-scale retail facilities, while Tokyo Disney Resort is also located about 20 minutes away by train. The hotel aims to capture demand from events and leisure travelers.

Large-scale development is planned in Makuhari New City. At Makuhari Seaside Park, Hulic is planning a new arena with about 20,000 seats, targeting a 2030 opening, while the redevelopment of Chiba Marine Stadium is also under consideration with a potential opening around 2034.(see related article:Hulic to Develop One of Japan’s Largest Multi-Purpose Arenas in Makuhari, Targeting 2030 Opening) Polaris Holdings aims to capture growing lodging demand in the area by leveraging the hotel’s location near the station and its scale of more than 300 rooms.

The company is a hotel operator that operates brands including KOKO HOTEL, Best Western and Value The Hotel. It integrated its operations with Minacia in December 2024, and as of May 31, 2026, operated 116 hotels with 16,748 rooms in Japan and overseas. The company is targeting a portfolio of 150 hotels and 20,000 rooms by the fiscal year ending March 2031, and plans to continue expanding through new hotel openings and additional management contracts.
