Tose to Sell Kyoto Headquarters in Shijo and Consolidate Operations in Nagaokakyo
Tose, a game software developer, announced on August 27, 2026, that it will sell the land and building of its Kyoto headquarters located in Higashinotoin-dori Shijo-sagaru, Shimogyo Ward, Kyoto. The buyer is a single domestic corporation whose name and the transaction price are undisclosed. The company plans to sign the sale and purchase agreement in September 2026 and complete delivery in March 2028.
The land to be transferred is approximately 180 tsubo (approx. 6,400 sq. ft.), and the building has one basement level and five floors above ground with a gross floor area of approximately 684 tsubo (approx. 24,300 sq. ft.). It is located a one-minute walk from "Karasuma" Station on the Hankyu Kyoto Line and "Shijo" Station on the Kyoto Municipal Subway Karasuma Line. The company estimates a gain on sale of JPY 2.474 billion.
The sale is part of a plan to consolidate headquarters and development functions currently dispersed across Kyoto Prefecture into a new office in Nagaokakyo City. The company will relocate staff working within Kyoto Prefecture to the new office, aiming to strengthen coordination among its development, sales and administrative divisions and to speed up decision-making.
Proceeds from sales of the Kyoto headquarters, the Nishioji Development Center, and land in Nagaokakyo City other than the site planned for the new office are expected to total approximately JPY 5.7 billion. Of that, approximately JPY 5 billion will be allocated to construction costs for the new office as well as relocation and demolition expenses, while the company is considering using the remaining approximately JPY 700 million for growth investment and shareholder returns.
Headquarters sales that combine site reorganization with improved capital efficiency have been increasing in recent years. World announced a plan to sell its Kobe headquarters and relocate after a two-year leaseback, while Megmilk Snow Brand also sold its Yotsuya headquarters for JPY 23.6 billion in connection with its relocation to Toranomon. In fiscal 2025, 115 listed companies disclosed a total of 151 real estate sales.
