Raysum Acquires Two Adjacent Properties in Minami-Aoyama, Minato Ward

Raysum acquired Oji Homes Aoyama and Oji Real Estate Aoyama Building in Minami-Aoyama 4-chome, Minato Ward, Tokyo, in March 2026. The seller was Oji Real Estate, a consolidated subsidiary of Oji Holdings. The two properties are adjacent to each other and face the Nezu Museum-mae intersection.

Oji Homes Aoyama is a seven-story rental apartment building with a Gross Floor Area of approximately 2,895 tsubo (approx. 103,000 sq. ft.) and 50 units. The property was completed in 1972 and underwent renovation and seismic isolation work in 2009. Oji Real Estate Aoyama Building is a three-story retail building completed in 1988, with a Gross Floor Area of approximately 176 tsubo (approx. 6,300 sq. ft.). A luxury furniture store occupies the entire building.

The seller, Oji Real Estate, recorded a gain on sale of JPY 19.9 billion for the two properties combined. The Oji Holdings Group has set out a policy of streamlining assets to improve capital efficiency under its Medium-Term Management Plan 2027. In the same month, the group also sold the nearby rental apartment building Oji Green Hill Apartments to Mitsui Fudosan Residential, indicating continued asset sales in line with the group’s policy.

The buyer, Raysum, is a value-add real estate company under Hulic. In the Minami-Aoyama area, the company has built a track record in developing and adding value to low-rise retail properties, including the development and sale of Green Hill Minami Aoyama in 2024 and Minami Aoyama 5-chome PJ in 2025. This transaction can also be positioned as part of the company’s move to acquire assets in Minami-Aoyama, an area where it has established experience.
