Nomura Real Estate Sells Two PMO Office Buildings in Ikebukuro to Seibu Real Estate
Nomura Real Estate placed PMO Ikebukuro and PMO Ikebukuro II, two office buildings in Toshima-ku, Tokyo, into trust in March 2026 and sold the trust beneficiary interests the same day. The buyer was Seibu Real Estate.
PMO Ikebukuro was completed in May 2023 and rises 12 stories, with a typical floor plate of approximately 92 tsubo (approx. 3,300 sq. ft.). It stands along Green Odori in Higashi-Ikebukuro 1-chome, a five-minute walk from Ikebukuro Station and a three-minute walk from Higashi-Ikebukuro Station on the Tokyo Metro Yurakucho Line.
PMO Ikebukuro II was completed in November of the same year and rises eight stories, with a typical floor plate of approximately 124 tsubo (approx. 4,400 sq. ft.). It stands along Meiji Dori in Minami-Ikebukuro 1-chome, a five-minute walk from Ikebukuro Station.
Among office buildings within a five-minute walk of Ikebukuro Station with typical floor plates of 50 to 200 tsubo, the areas east and west of the JR lines have diverged. Average asking rents were comparable as of the end of July 2021, but over the following five years the west side rose only approximately 5% while the east side climbed approximately 18%. Both PMO Ikebukuro and PMO Ikebukuro II are located on the east side, where rent growth has been relatively strong (compiled by the editorial team based on estie office research).
In the same month, Nomura Real Estate also sold PMO Hatchobori V, PMO Akihabara III and PMO Ginza II, each to a limited liability company headquartered in BLUE FRONT SHIBAURA TOWER S, the same building that houses the Nomura Real Estate Group's headquarters. This transaction, by contrast, was a sale to a real estate company outside the group.
Seibu Real Estate positions Ikebukuro as the most important area along the Seibu Railway network and operates Dia Gate Ikebukuro, a large office building in Minami-Ikebukuro. By acquiring two relatively new mid-size office buildings within a five-minute walk of Ikebukuro Station, the company has expanded its office holdings in the area.
