Tokyu Acquires Sectional Ownership of Higashiyama Office Building in Meguro Ward
Tokyu acquired sectional ownership of Asahi Seimei Higashiyama Building, an office property in Higashiyama 1-chome, Meguro-ku, Tokyo, on February 27, 2026. The seller was Asahi Mutual Life Insurance Company.
The property sits along Yamate-dori, a 10-minute walk from Nakameguro Station on the Tokyu Toyoko Line and the Tokyo Metro Hibiya Line and from Ikejiri-Ohashi Station on the Tokyu Den-en-toshi Line. Completed in 1975, the building has nine floors above ground and one basement level, with a typical floor plate of approximately 406 tsubo (approx. 14,400 sq. ft.). Tenants include Bee's International, Higashiyama Sangyo and Akitem.
The building comprises five sectional ownership units. Tokyu acquired the retail, office and parking sections spanning the first basement level through the ninth floor, which account for approximately 97.0% of the total floor area of all exclusive sections. The remaining four units are retail and residential space on the first and second floors, held by individual owners according to the registry at the time of the acquisition.
Asahi Mutual Life acquired a one-half interest in the section in 1979 and took sole ownership in 2016 by acquiring the remaining interest from Furukawa Electric. The insurer holds real estate as part of the asset management of its general account, and its real estate balance stood at approximately JPY 322.3 billion as of the end of March 2026.
