Kashiwabara Ground Acquires Two Rental Apartment Buildings in Yotsuya
Kashiwabara Ground acquired Ma Maison Yotsuya, a rental housing property in Wakaba 1-chome, Shinjuku-ku, Tokyo, in March 2026. The property consists of two buildings on a single site. The seller was B-Lot, which operates a real estate investment and development business among others.
One building has three floors above ground and one basement level, and the other has four floors above ground; both were completed in 1988. The property has 13 units in total and is an eight-minute walk from Yotsuya Station.
Looking at rental housing within a 10-minute walk of Yotsuya Station by building age, average asking rents for properties more than 20 years old rose approximately 21% over the three years through the end of July 2026. At the same time, the gap with rents for properties less than five years old remains wide. The subject property, which is more than 30 years old, was seen as having room for rent improvement through renovation and similar measures (compiled by the editorial team based on estie Residential Research).
B-Lot acquired the property from an individual owner in March 2024. At the time, it cited the scarcity of the site and rental demand centered on family households, and outlined plans for major renovation of the exterior walls and rooftop as well as value-add work on the individual units. It has now sold the property to Kashiwabara Ground about two years after acquiring it.
Kashiwabara Ground focuses on condominium development in the Tokyo metropolitan area and also handles the purchase and resale of individual condominium units as well as real estate leasing and management. In 2025 it acquired Square House Shin-Nakano in Nakano Ward, Domir Garden Kiyosumi-Shirakawa in Koto Ward and KY Mansion No. 2 in Setagaya Ward, continuing a run of acquisitions of existing rental housing in Tokyo.
