Raysum Acquires Mixed-Use Building in Tokyo’s Minami-Aoyama
Raysum acquired Face Minami Aoyama, a mixed-use building in Minami-Aoyama 6-chome, Minato Ward, Tokyo, in March 2026. The seller was Faith Inc., a company engaged in music and entertainment-related businesses.
The property is located on a corner site fronting Roppongi-dori Avenue, an 11-minute walk from Omotesando Station. Completed in 2008, the 14-story building has a Gross Floor Area of approximately 1,457 tsubo (approx. 51,900 sq. ft.). It consists of retail, office and residential space, with the residential portion leased as Confiance Minami Aoyama.
The seller, Faith, acquired the property in 2010 and had consolidated its Tokyo office and affiliated companies there. The company was delisted in January 2025 following a management buyout, and the transaction represents the sale of a building it had used as an owned corporate base.
The buyer, Raysum, is a Hulic subsidiary engaged in value-add real estate operations, and has a track record of developing and repositioning multiple low-rise retail properties in the Minami-Aoyama area. Office rents increased by less than 10%, from approximately JPY 22,800 per tsubo to approximately JPY 25,000 per tsubo, while rental apartment rents rose by approximately 25%, from approximately JPY 17,300 per tsubo to approximately JPY 21,600 per tsubo. In the Aoyama and Omotesando area, large-scale development projects are moving forward, including the Kita-Aoyama 3-chome redevelopment and the development of a mixed-use retail and hotel complex directly connected to Omotesando Station. The area from Omotesando to Gaienmae is becoming an increasingly deep mixed-use district with a concentration of office, retail, hotel and residential uses, drawing greater attention to the surrounding area.
