Kita-Aoyama 3-Chome Redevelopment Starts Construction, Tokyo Tatemono and TOKYU LAND

Tokyo Tatemono Co., Ltd. and TOKYU LAND CORPORATION started construction on the Kita-Aoyama 3-Chome District Type 1 Urban Redevelopment Project in Kita-Aoyama 3-chome, Minato Ward, Tokyo, on June 1, 2026. The two companies are participating as project partners, with the Urban Renaissance Agency serving as the project implementer. Completion is scheduled for 2030.

The project is part of the Tokyo Metropolitan Government’s Kita-Aoyama 3-Chome District Town Development Project. It will redevelop the former site of Toei housing between Omotesando Station and Gaiemmae Station, together with the area along Aoyama-dori Avenue. The project area spans approximately 2.9 hectares. Block B-1 will include a high-rise mixed-use building with 38 floors above ground and a Gross Floor Area of approximately 53,800 tsubo (approx. 1,914,400 sq. ft.), while Block B-2 will include a three-story retail facility with a Gross Floor Area of approximately 600 tsubo (approx. 21,400 sq. ft.).

Block B-1 will consist of office, retail, hotel, public-interest facilities and other uses. The offices on the seventh through 37th floors will have typical floor plates of approximately 840 tsubo to approximately 950 tsubo (approx. 29,900 sq. ft. to approx. 33,800 sq. ft.), among the largest in the Aoyama area. A small luxury hotel will be developed on the third through sixth floors, with Tokyo Tatemono operating the hotel. The exterior area will include approximately 1.0 hectare of woodland, including the earlier-phase district.

Large-scale development projects have been moving forward in the Aoyama and Omotesando area. In 2020, nono aoyama, a mixed-use residential and retail complex, was completed on an adjacent site, while across Aoyama-dori Avenue, Mitsui Fudosan’s approximately 160-meter-tall mixed-use tower Omotesando Grid Tower has been opening in phases since February 2026.(see related article:Mitsui Fudosan to Begin Opening “Omotesando Grid Tower” in February 2026) As redevelopment progresses, pedestrian circulation is expected to improve from the Omotesando area, which draws inbound tourism traffic, to the Aoyama-dori corridor, with potential spillover effects on surrounding retail and office demand.
