ORIX Real Estate Completes Logistics Facility in Ichinomiya, Aichi Prefecture

ORIX Real Estate Corporation completed Ichinomiya Logistics Center, a multitenant logistics facility it had been developing in Ichinomiya City, Aichi Prefecture, on April 30, 2026. The facility is the company’s sixth logistics property in Aichi Prefecture.

The facility has four floors above ground and a Gross Floor Area of approximately 23,155 tsubo (approx. 824,000 sq. ft.). It can accommodate full-floor use of about 4,760 tsubo (approx. 169,400 sq. ft.) per floor, as well as subdivisions starting from a minimum of about 1,350 tsubo (approx. 48,000 sq. ft.), allowing occupancy by up to 12 tenants. The building uses a single-rampway design, enabling trucks to directly access each floor. It also provides truck berths that allow 42 10-ton trucks to dock simultaneously on each floor.

The facility is located about 3.5 kilometers from the Ichinomiya-nishi interchange on the Tokai-Hokuriku Expressway and about 6 kilometers from the Ichinomiya interchange on the Meishin Expressway. It sits at a transportation node connecting the Tokai area with the Kanto, Kansai and Hokuriku regions, and the surrounding area has seen continued development of large-scale multitenant logistics facilities. Recently completed projects include MFLP Ichinomiya, with a Gross Floor Area of approximately 19,974 tsubo (approx. 710,800 sq. ft.), in May 2025, and CPD Ichinomiya, with a Gross Floor Area of approximately 28,540 tsubo (approx. 1,015,500 sq. ft.), in January 2026. In addition to the 2024 problem in logistics, Ichinomiya City is also expected to face a future population decline. Based on projections using the 2020 national census, the city’s working-age population in 2045 is expected to be 78.6% of its 2025 level, suggesting that securing labor will become more difficult. The property includes two cafeterias with a total of 206 seats and is located a nine-minute walk from Kariyasuka Station on the Meitetsu Bisai Line, supporting employee commutes by rail. As workers become more selective about workplace environments, logistics facilities are also being called on to differentiate themselves as workplaces.
