OOKINI Building Acquires Retail and Office Building in Shinsaibashi

OOKINI Building Corporation acquired Southern West Building, a retail and office property in Nishi-Shinsaibashi, Chuo Ward, Osaka City, in March 2026. The company is an Osaka-based real estate firm engaged in property investment, management and revitalization. The seller was Prophecy, which manages real estate and golf courses.

The property was completed in 1991 and has nine floors above ground, comprising retail and office space. It is located in the Amerikamura area, a three-minute walk from Shinsaibashi Station, and is also close to the Shinsaibashi-suji shopping arcade and the Dotonbori area.

Asking rents for office buildings within a 10-minute walk of Shinsaibashi Station with typical floor plates of less than 50 tsubo have been gradually rising, with rents increasing from around JPY 10,500 per tsubo at the end of 2024 to approximately JPY 11,500 recently. As the surrounding area sees urban improvements designed to encourage pedestrian circulation, including the reconfiguration of road space along Midosuji, the acquisition can be seen as a deal that captures both retail demand supported by the area’s commercial concentration and office demand backed by its station-proximate location.
