Mitsui Fudosan to Begin Opening “Omotesando Grid Tower” in February 2026
Mitsui Fudosan announced that it will begin the phased opening of Omotesando Grid Tower, a large-scale mixed-use development currently under construction in Minami-Aoyama 3-chome, Minato-ku, starting in February 2026.
The 38-story, approximately 160-meter-tall complex will feature a total gross floor area of about 13,791 tsubo (approx. 456,000 sq. ft.). The upper floors (16–38F) will house 109 rental residences, while floors 11–14 will be home to Soho House Tokyo, the first Japanese location of the London-based members’ club. Office floors will occupy levels 2–10, with Mitsui Knowledge Industry (MKI) scheduled to move in. The ground floor will feature four retail and restaurant tenants.
The development incorporates multiple sustainability features. The office section has obtained ZEB Ready certification, while the residential section is ZEH-M Oriented-certified. It has also received a four-star DBJ Green Building rating and utilizes Kobenable Steel, a low-CO₂ structural steel product, as part of its environmentally conscious design.
