Sekisui House Reit to Acquire Hachioji Rental Apartment Building for JPY 2.65 Billion

Sekisui House Reit, Inc. signed an agreement on October 30, 2026, to acquire the trust beneficiary interest in Hachioji Residence, a rental apartment building in Hachioji, Tokyo. The acquisition is scheduled for November 13, and the scheduled acquisition price is JPY 2.65 billion. The seller is an undisclosed domestic TMK, although the beneficiary listed in the trust register as of October 30 is Japan Akaishi TMK. After the acquisition, the property is scheduled to be renamed Esty Maison Hachioji.
The property is an eight-minute walk from Hachioji Station on the JR Chuo, Yokohama and Hachiko lines and is also accessible from Keio-hachioji Station on the Keio Line. Completed in 2024, the 13-story building has 49 units, including one retail unit, in 1LDK+S, 2LDK+S and 3LDK layouts, with an occupancy rate of 93.6% as of the end of September 2026. The REIT expects demand mainly from DINKs and families.
As of the end of September 2026, the property's average contract rent was JPY 11,971 per tsubo (excluding retail), above the average asking rent for rental housing (1LDK to 3LDK) within a 10-minute walk of Hachioji Station (approximately JPY 10,040 per tsubo as of the end of the same month). Average asking rents under the same conditions rose approximately 25% over the three years from September 2023 (based on editorial research using estie Residential Research).
The REIT decided on the acquisition to enhance its residential portfolio in the Tokyo metropolitan area, a priority investment area, and strengthen its earnings base. On July 1, it acquired Prime Maison Kinshicho from its sponsor, Sekisui House, and as of that date, the Tokyo metropolitan area accounted for 87.3% of its domestic residential properties on an acquisition price basis.
