LIFULL Sells Four Lodging Facilities in Hakone, Kamogawa and Nikko for JPY 5.58 Billion

LIFULL Sells Four Lodging Facilities in Hakone, Kamogawa and Nikko for JPY 5.58 Billion

LIFULL Sells Four Lodging Facilities in Hakone, Kamogawa and Nikko for JPY 5.58 Billion

LIFULL transferred the trust beneficiary interests in four Rakuten STAY VILLA whole-building rental lodging facilities operated by Rakuten STAY to RMB1 GK on October 30, 2026. The properties are Rakuten STAY VILLA Sengokuhara North and Rakuten STAY VILLA Sengokuhara South (Hakone, Kanagawa Prefecture), Rakuten STAY VILLA Kamogawa (Kamogawa, Chiba Prefecture) and Rakuten STAY VILLA Nikko (Nikko, Tochigi Prefecture), and the total sale price for the four facilities was JPY 5.583 billion.

LIFULL acquired the four facilities from the Rakuten Group in December 2024 for JPY 5.583 billion and sold them after approximately one year and 11 months. The sale price was the same as the acquisition price, and the book value was JPY 5.396 billion. The buyer, RMB1, is a GK established in August 2026 and has no capital, personnel or business relationship with LIFULL.

The two facilities in Sengokuhara, Hakone, opened in 2021. The Kamogawa facility, which opened in February 2023, consists of 16 private villas, and the Nikko facility, which opened in December 2023, consists of 21 private villas.

LIFULL acquired and operated the four facilities to gain know-how for the business of operating and reselling lodging facilities created by renovating idle real estate, which its subsidiary LIFULL Social Asset conducts. Having finished accumulating that know-how, it decided to sell them to reallocate management resources, improve asset efficiency and strengthen its financial position.

Rakuten STAY previously operated lodging and private lodging reservation sites as Rakuten LIFULL STAY, a joint venture of the Rakuten Group and LIFULL. LIFULL sold its shares in the company in October 2022. The Rakuten Group holds 18.57% of LIFULL's voting rights, making LIFULL an equity-method affiliate of the Rakuten Group (as of November 2025).
