Activia Properties To Acquire Hotel Along Kyoto’s Shijo-dori Avenue for JPY 11.5 Billion

Activia Properties Inc., a Tokyu Fudosan Holdings-affiliated REIT, will acquire A-FLAG Kyoto Shijo, formerly Ibis Styles Kyoto Shijo, a hotel in Shimogyo Ward, Kyoto City, on Sept. 24, 2026. The agreement was signed June 24, and the planned acquisition price is JPY 11.5 billion. The seller was not disclosed, but as of June 24, the registered beneficiary was JCH One TMK, a specified purpose company located within an accounting firm in Chiyoda Ward, Tokyo.
The property has 10 floors above ground and consists of 282 rooms, primarily double and twin rooms. It is located along Shijo-dori Avenue, a four-minute walk from Shijo Station on the Kyoto Municipal Subway Karasuma Line and Karasuma Station on the Hankyu Kyoto Line. The location offers strong access to major tourist destinations in the city, while the surrounding area has a concentration of retail facilities and restaurants, supporting both leisure and business lodging demand. Hotel rent will be structured to be linked to GOP, or gross operating profit, making the asset positioned to capture demand growth during the recovery in inbound travel.
The REIT announced in January 2026 that it would sell Kobe Kyukyoryuchi 25 Bankan, a mixed-use property in Chuo Ward, Kobe City, and this acquisition is part of an asset-replacement strategy together with that sale.(see related article:J.
