Teikoku Real Estate Renovates Rental Apartment Property in Shinjuku’s Yochomachi
Teikoku Real Estate completed renovations in May 2026 on Belleviage Shinjuku, formerly Lexington Square Akebonobashi, a rental apartment property in Yochomachi, Shinjuku Ward, Tokyo. According to the company, it renovated 24 private units out of the property’s 88 units, along with common areas, and achieved an average rent increase of 35.1% for the 15 units already leased compared with rents at the time of acquisition.
The property was completed in 2004 and has nine floors above ground, with a total of 88 units. It is located a six-minute walk from Wakamatsu-kawada Station on the Toei Oedo Line and an eight-minute walk from Akebonobashi Station on the Toei Shinjuku Line. As an urban rental apartment property near the Shinjuku area, it consists of studio and 1K units for single-person households.
In the area within a 10-minute walk of Wakamatsu-kawada Station, average asking rents for rental apartments more than 20 years old with studio and 1K layouts stood at approximately JPY 16,590 per tsubo as of the end of May 2026, while properties less than 10 years old were at approximately JPY 19,450 per tsubo, about 17% higher, reflecting the local market environment. The survey was conducted by the editorial team based on estie Residential Research.
Teikoku Real Estate operates a rebranding business targeting rental apartment properties roughly 10 to 30 years old, and changed its name from Architect Developer effective May 1, 2026. In this project, the company repositioned the property, which it acquired in December 2024, under its renovation brand Belleviage. Through space design tailored to the needs of urban single renters, the project is intended to improve the income-generating capacity and competitiveness of an older rental apartment property.
