Activia Properties To Acquire Hotel in Naha’s Kumoji District
Activia Properties, a J-REIT affiliated with Tokyu Land Corp., will acquire Nest Hotel Naha Kumoji, a hotel in Kumoji, Naha City, Okinawa Prefecture. The acquisition price is JPY 5.49 billion, and the scheduled acquisition date is May 29, 2026. The seller is Sumitomo Mitsui Trust Panasonic Finance.
The property is an 11-story building completed in January 2021, with a Gross Floor Area of approximately 1,129 tsubo (approx. 40,200 sq. ft.) and 120 guest rooms ranging from 19 square meters (approx. 205 sq. ft.) to 29 square meters (approx. 312 sq. ft.). It is located a four-minute walk from Miebashi Station on the Okinawa Urban Monorail Yui Rail. Kokusai-dori Street and Tomari Port Passenger Terminal are also within walking distance, giving the property a location that can capture broad tourism demand.
According to Okinawa Prefecture statistics, the number of visitors to the prefecture in fiscal 2025 was approximately 10.94 million, up 9.9% from the previous fiscal year, marking a record high on a fiscal-year basis as tourism demand continued to expand. Activia Properties has entered into a long-term lease agreement with operator Nest Hotel Japan that combines minimum guaranteed rent with variable rent, allowing the REIT to secure stable income while making it easier to reflect growth in tourism demand in earnings.
The REIT has set a policy of pursuing asset replacements equivalent to about 10% of its portfolio by the fiscal period ending May 2029. In January 2026, it decided to sell Kobe Kyukyoryuchi 25 Bankan, a hotel and retail mixed-use property in Chuo Ward, Kobe, in four phases, and plans to use proceeds from the first sale for this acquisition. After the acquisition, the portfolio will consist of 46 properties with a total acquisition price of JPY 542.1 billion, including four hotel assets. (see related article:J.
