JR West Properties Acquires Retail and Residential Property in Tokyo’s Nerima Ward
JR West Properties acquired Fukano Studio Building, a retail and residential property in Toyotamakami, Nerima Ward, Tokyo, in March 2026. The seller was I’m Universe, which sold the property about nine months after acquiring it in June 2025.
The property is an eight-story building completed in 1974. The first and second floors each have approximately 53 tsubo (approx. 1,900 sq. ft.) of space and are used for retail and office purposes. The third through seventh floors each have approximately 38 tsubo (approx. 1,350 sq. ft.) of space and consist mainly of residential units. The property is located a three-minute walk from Nerima Station on the Seibu Ikebukuro Line and Toei Oedo Line. It is situated within a shopping street connecting Nerima Station and Sakuradai Station, in an area with a concentration of residential properties with ground-floor retail space and small to midsize buildings.
The average asking rent for rental apartments within a 10-minute walk of Nerima Station rose from JPY 11,610 per tsubo in April 2024 to JPY 13,119 per tsubo in April 2026, according to an editorial department survey based on estie Residential Research. Leasing demand has remained firm, supported by transportation convenience to central Tokyo and daily convenience around the station, and there have also been cases in which rents for older properties were raised through renovations.
The buyer, JR West Properties, develops and operates for-sale housing, rental housing, office buildings, retail facilities and other properties.
