Hayate 103 Acquires Rental Residential Property in Meguro Ward's Senzoku

Hayate 103, a company of Hayate Group, acquired Polast Senzoku, a rental residential property in Senzoku, Meguro Ward, Tokyo, in September 2026. After the acquisition, the company plans to carry out large-scale renovation work including the exterior walls and to rename the property Casa Vent SENZOKU. The seller was an SPC of a private fund.

The property is located a two-minute walk from "Senzoku" Station on the Tokyu Meguro Line. Completed in 2006, it is a four-story building above ground with 22 units in total. The units are configured for singles and DINKs and are currently leased. The company says it acquired the property to supply investment real estate to ultra-high-net-worth investors, and plans to lease it up after renovation and resell it as a whole building.

Looking at the rental housing market around Senzoku Station on the Tokyu Meguro Line, the average asking rent within a ten-minute walk of the station was approximately JPY 14,670 per tsubo as of the end of August 2026. That is approximately JPY 1,000 per tsubo below Musashi-Koyama and Nishi-Koyama and roughly on par with neighboring Ookayama Station (estie Residential Research, editorial team analysis).

In August 2026, Hayate 103 also acquired Casa Vent MEGURO (formerly EN Shimomeguro), a rental residential property in Shimomeguro, Meguro Ward. The company plans to continue acquiring income-producing real estate in Sapporo, Tokyo's 23 wards and Fukuoka, and says that for the Jonan area it will consider medium- to long-term holdings in addition to resale-type projects such as this property.
