Nippon Steel Kowa Real Estate Acquires Office Building in Tsukiji

Nippon Steel Kowa Real Estate acquired JS Tsukiji Building, an office building in Tsukiji 3-chome, Chuo-ku, Tokyo, on September 2, 2026. The building is a sectionally owned property consisting of three exclusively owned units, all of which the company acquired. The seller was JESCO CRE, a subsidiary of JESCO Holdings. JESCO CRE had acquired the building from Jikkyo Shuppan in April 2026 and held it for about four months.

Completed in 1993, the building has nine floors above ground and two below, with a typical floor plate of approximately 70 tsubo (approx. 2,500 sq. ft.). It is a two-minute walk from Tsukiji Station on the Tokyo Metro Hibiya Line and a five-minute walk from Shintomicho Station on the Tokyo Metro Yurakucho Line. It has a mechanical parking garage, and tenants include event production company Alphanet.

In its earnings presentation for the second quarter of the fiscal year ending August 2026, JESCO Holdings indicated a policy of shifting the focus of its business from a "real estate resale" model, in which acquired properties are sold in the short term, to a "real estate regeneration" model, in which it raises rents through value enhancement and sells properties after leasing them for a certain period.

In addition to developing and leasing office buildings and housing, Nippon Steel Kowa Real Estate operates a real estate solutions business that includes purchasing real estate. In April 2026, the company also acquired OrchidResidence Kiyosumi-Shirakawa, a rental apartment building in Koto Ward, as it continues to acquire existing properties (see related article: Nippon Steel Kowa Real Estate Acquires Rental Apartment Building in Kiyosumi-Shirakawa).
