Haseko Sogo Kaihatsu Completes Second Refrigerated and Frozen Warehouse in Ichikawa, Chiba Prefecture

Haseko Sogo Kaihatsu completed Rune Logi Ichikawa II, a refrigerated and frozen warehouse it had been developing in Katoshinden, Ichikawa City, Chiba Prefecture, on May 29, 2026. The facility is the second phase of the Ichikawa Katoshinden project and was developed as a box-type refrigerated and frozen warehouse for a single tenant.

The facility has four floors above ground and a Gross Floor Area of approximately 4,136 tsubo (approx. 147,200 sq. ft.). It is located about 0.8 kilometer from the Chidoricho interchange on the Shuto Expressway Bayshore Route, in a logistics cluster in Ichikawa’s bayfront area. Designed for the storage of food products, livestock products and other goods, the freezer warehouse space is set at -25 C. The truck berth area has space for 16 trucks, including four large trucks, and is equipped with dock levelers and dedicated power outlets for refrigerated and frozen container trucks. As a business continuity measure against flood risk, the facility is designed with major equipment located on the second floor.

In Ichikawa’s bayfront area, development of logistics facilities with refrigerated and frozen capabilities continues. Minami Nippon Transport Warehouse Ichikawa Center, which Haseko Sogo Kaihatsu had been developing about 300 meters from this property, was completed in September 2025. (see related article:Ichikawa Kato Shinden Cold Storage Facility Completed by Haseko Group) Other projects planned for completion include GLP Ichikawa 3, which JA Mitsui Leasing Tatemono and GLP Japan are developing and is scheduled for completion in October 2026, and S・LOGI Ichikawa Phase II, which Shimizu Corp. is developing and is scheduled for completion in November 2027. (see related article:JA Mitsui Lease Tatemono and GLP to Develop Fully Refrigerated Logistics Facility in Chiba) Demand for refrigerated and frozen logistics facilities near central Tokyo is growing, supported by the expansion of the frozen food and online food retail markets.
