JA Mitsui Lease Tatemono and GLP to Develop Fully Refrigerated Logistics Facility in Chiba

On June 16, JA Mitsui Lease Tatemono announced the details of a refrigerated and frozen logistics facility under development in Ichikawa, Chiba Prefecture. Tentatively named “Ichikawa Chidoricho Project (GLP Ichikawa III),” the property broke ground on January 24, 2025, and is scheduled for completion in October 2026. Japan GLP is overseeing the facility’s building and equipment specifications, and the property is expected to be acquired by the GLP Group after completion.

The project site is located approximately 1.8 km from Chidoricho Interchange on the Shuto Expressway Bayshore Route and a 10-minute walk from JR Keiyo Line’s Ichikawa-Shiohama Station. Situated roughly 15 km from central Tokyo, it offers strong potential for last-mile distribution.

The building will be a 4-story box-type structure designed for single-tenant use. The first floor will feature temperature-controlled zones ranging from -25°C to 5°C, while the second to fourth floors will be equipped with cold storage facilities offering 6.0-meter ceiling heights and floor load capacities of 2.0 tons/sqm. The facility will also support high-density storage via mobile racking systems.

To enhance its BCP performance, rooftop-mounted power and cooling systems along with emergency generators will be installed. The development also emphasizes environmental sustainability through the use of natural refrigerants, solar power, and LED lighting throughout the building, with plans to obtain both CASBEE and BELS certifications.

Located adjacent to the GLP Ichikawa II facility—which is also fully refrigerated and slated for completion in September 2025—the Ichikawa III project will help GLP strengthen its logistics network in the Chiba Bayshore area. GLP Ichikawa II is being developed by Sohgo Shisho and Haseko Corporation and is scheduled to be fully leased by Nan-nichi Transport & Warehouse. Both buildings are expected to be acquired by the GLP Group post-completion.
