Ichikawa Kato Shinden Cold Storage Facility Completed by Haseko Group

Haseko Sohgoh Development and Haseko Corporation have completed construction of the “Ichikawa-shi Kato Shinden Cold Storage Warehouse Project,” a newly built refrigerated and frozen logistics facility in Ichikawa City, Chiba Prefecture. Backed by rising demand for temperature-controlled logistics in the Greater Tokyo market, the project delivers new cold-storage capacity in a location with convenient access to central Tokyo.
The four-story, box-type cold storage warehouse offers a Gross Floor Area of approx. 4,125 tsubo (approx. 147,000 sq. ft.). It is located about 1.4 km from the Chidori-cho Interchange on the Shuto Expressway Bayshore Route and roughly 15 km from central Tokyo, positioned in a logistics zone that can support both bonded-warehouse applications and animal-quarantine operations. Each floor provides a load capacity of 2.0 tons per sq. meter, with ceiling heights of 7.0 meters on the 2nd and 3rd floors and 6.0 meters on the 4th floor to accommodate high-density racked storage.
The facility’s truck berths are equipped with electrical power for refrigerated containers and dock levelers to enhance handling efficiency and safety. Key electrical equipment, including the main cubicle, is located on the second floor as part of the BCP strategy to mitigate flood and liquefaction risks. Environmentally, the project incorporates natural-refrigerant cooling systems to reduce fluorocarbon emissions and has obtained CASBEE certification.
Demand for frozen and refrigerated warehouses continues to rise amid growth in frozen foods and e-commerce for perishable goods. At the same time, supply-side challenges—aging legacy facilities, compliance with environmental regulations, and rising construction costs—are creating momentum for the expansion of lease-based cold-storage offerings. Given the significant electrical load required for such facilities, environmental specifications such as natural refrigerants and green-building certifications are increasingly becoming standard expectations.
