Logistics Facility for Yamato Transport Completed in Hayashima, Okayama Prefecture by GLP Japan

GLP Japan completed Marq Hayashima 4, a logistics facility it had been developing in Hayashima, Tsukubo District, Okayama Prefecture, in May 2026. The facility was developed as a build-to-suit property, and Yamato Transport will occupy the entire building.
The building has three floors above ground and a Gross Floor Area of approximately 15,000 tsubo (approx. 533,700 sq. ft.). It includes frozen and refrigerated warehouse areas, allowing it to handle goods across a range of temperature zones. The facility also has rampways providing access to each floor, and the first floor is equipped with truck berths on both sides. The rooftop has parking for approximately 400 vehicles, including some truck parking, designed to reduce the burden on truck drivers and improve commuting convenience for employees.
The facility is located approximately 1.9 kilometers from the Hayashima interchange on the Sanyo Expressway and Seto-Chuo Expressway. The Hayashima area is a key logistics hub for the Chugoku and Shikoku regions, where the Sanyo Expressway and Seto-Chuo Expressway intersect. The surrounding area includes a concentration of companies such as the Okayama Prefecture General Distribution Center, daily goods manufacturers, food distribution companies and industrial manufacturers. More recently, Prologis Park Okayama was completed in September 2025, followed by LOGIBASE Okayama Hayashima in October 2025.(see related article:LOGIBASE Okayama Hayashima Completed by Mitsui & Co. Real Estate) As stricter overtime regulations for drivers increase the importance of relay points for trunk-route transportation in the logistics industry, new supply continues in this area connecting Kansai, Chugoku and Shikoku.
Yamato Transport positions the facility as its largest integrated business solutions hub in the Chugoku and Shikoku regions. The facility will combine logistics functions such as inventory management and distribution processing with sorting, delivery and transportation functions connected to logistics hubs nationwide. In its medium-term management plan, the company has identified contract logistics as a growth area. Against the backdrop of rising 3PL demand following the April 2026 requirement to appoint a chief logistics officer, or CLO, Yamato Transport plans to use the facility as a core hub for logistics operations across Chugoku and Shikoku.
