Daiwa House Industry Completes Japan's Largest Multi-Tenant Cold Storage Logistics Facility in Osaka's Nanko

Daiwa House Industry Co., Ltd. has completed "DPL Osaka Nanko I," a multi-tenant cold storage logistics facility developed in Nanko-Higashi, Suminoe Ward, Osaka City, with completion taking place on July 15, 2026. It is the largest multi-tenant cold storage logistics facility of its kind in Japan.

The facility rises five stories above ground, with a gross floor area of approximately 25,954 tsubo (approx. 923,500 sq. ft.). Each floor can be divided into two units, with a minimum leasable area of approximately 2,000 tsubo (approx. 71,200 sq. ft.), accommodating up to 10 tenants. The facility offers a maximum effective ceiling height of 6 meters and a maximum floor load capacity of 1.5 tons per sq. m, supporting the installation of large automated equipment and high-rise racking. Temperature control is available at 5°C to 8°C for the anterooms and warehouse on the 1st floor and the anterooms on floors 2 through 5, and at -25°C to 0°C for the warehouses on floors 2 through 5.

The facility is located within approximately 10 km of central Osaka, about 1 km from the Nanko-Naka Interchange and about 1.1 km from the Nanko-Minami Interchange on the Hanshin Expressway Bay Route (Route 4). In addition to its proximity to the Port of Osaka, the facility offers access to Kansai International Airport and Kobe Airport, supporting transport by road, sea, and air. It is a three-minute walk from Nankokuchi Station on the Osaka Metro Nanko Port Town Line, and the site includes parking for 185 passenger vehicles for the convenience of commuting employees.

Domestic consumption of frozen food exceeded 3 million tons for the first time in 2025, and demand for food logistics continues to expand. Amid this growing demand, many of Japan's cold storage warehouses were built between the 1970s and 1990s, and aging facilities and the need for functional upgrades have become a challenge. Daiwa House Industry appears to have developed this facility against the backdrop of both the expanding consumption of frozen and chilled foods and the aging of existing facilities.
