Tokyu Land Breaks Ground on Logistics Facility in Kitakyushu, to Serve as Autonomous Truck Switch Point

Tokyu Land Corporation broke ground on July 13, 2026, on "(Tentative Name) LOGI'Q Kokura-Higashi PJ," a logistics facility in Kokura-Minami Ward, Kitakyushu City, Fukuoka Prefecture. Completion is scheduled for the end of 2027, and the company is also considering using the facility as a switch point between driverless and manned operation for autonomous trucks.

The facility is located approximately 2 km from the Kokura-Higashi Interchange on the Kyushu Expressway. It rises two stories above ground, with a gross floor area of approximately 10,679 tsubo (approx. 380,000 sq. ft.). Given Kitakyushu's concentration of manufacturing industries, the facility is designed to accommodate storage and logistics needs for a wide range of goods, featuring hybrid two-sided berths combining high-floor and low-floor designs, as well as a floor load capacity of 2.0 tons per sq. m on the first floor. Nearby, Nomura Real Estate Development Co., Ltd. is also developing "(Tentative Name) Landport Kokura," scheduled for completion in September 2027, as the supply of large-scale logistics facilities continues in the area around Kokura-Minami Ward (see related article: Nomura Real Estate to Develop Multi-Tenant Logistics Facility "(Tentative Name) Landport Kokura" in Kitakyushu).

On July 14, 2026, Tokyu Land Corporation also signed a basic agreement with T2 Inc. and the City of Kitakyushu to develop a hub for a wide-area transport network utilizing autonomous trucks. This marks the first public-private partnership agreement in Japan involving a transport operator using autonomous trucks.

T2 Inc. aims to extend its trunk-line transport service using Level 4 autonomous trucks—in which an automated driving system handles operation under certain conditions—into the Kyushu region, and entered into a capital and business alliance with Tokyu Land Corporation in 2025. The company has been developing hubs where trucks switch from driverless operation on expressways to manned operation on public roads, and is considering using this facility as a similar switch point. Going forward, Tokyu Land Corporation also plans to use other logistics facilities it develops in the Kyushu region as switch points.

Tokyu Land Corporation has been developing logistics and industrial facilities nationwide since entering the logistics business in 2016. As of March 2026, the company had been involved in 53 development projects nationwide, and plans to invest JPY 580 billion in logistics and industrial facilities by fiscal 2030.
