Belluna Acquires Two Large-Scale Resort Hotels in Akiu Onsen, Sendai

On June 30, Belluna Co., Ltd. announced that it has signed an agreement to acquire two resort hotels—Hotel Zuiho and Akiu Grand Hotel—from Karakami HOTELS & RESORTS Co., Ltd. The transaction is scheduled to close on September 30, with the purchase price undisclosed. Combined, the two properties offer 271 guest rooms across a gross floor area of approximately 53,932㎡ (approx. 580,400 sq. ft.), and will bring the total number of properties operated by the Belluna Group to 21.　

Headquartered in Saitama Prefecture, Belluna is a diversified e-commerce and retail company with over 23 million members and consolidated annual sales of approximately JPY 210.9 billion. The company positions its hotel and property business as a “growth domain,” leveraging a long-term hold model that encompasses acquisition, renovation, and direct operation to drive profitability. Belluna’s hotel portfolio is balanced between urban and resort properties, with a dual strategy of ensuring high occupancy rates in city hotels while boosting average spend per customer at onsen and resort locations.

This acquisition highlights Belluna’s ongoing commitment to growing its hotel portfolio. The company utilizes CRM expertise cultivated through its mail-order business to directly channel customers to its hotels, and applies centralized procurement and a shared PMS system to maintain lean operations and maximize GOP. Belluna aims to achieve JPY 50 billion in hotel business revenue and JPY 7.5 billion in operating profit by FY2028.

The two newly acquired properties are both located in the scenic Akiu Onsen area of Sendai, accessible in approximately 15 minutes by car from the Sendai-Minami IC on the Tohoku Expressway or 40 minutes via shuttle bus from JR Sendai Station. Hotel Zuiho features a 14-story main building and an annex named “Sakura Rikyu,” offering 131 rooms, six types of open-air baths, and an all-weather indoor heated pool. The Akiu Grand Hotel has 140 rooms across eight stories, along with a banquet hall overlooking the Rairai Gorge and meeting facilities that can accommodate up to 200 guests.
