LaSalle and NIPPO Complete “Logiport Nagoya 2” — One of the Largest Distribution Hubs in Tokai Region

LaSalle Investment Management and NIPPO announced the completion of “Logiport Nagoya 2” in June 2025, a logistics facility developed jointly by the two companies. The new building will be operated in an integrated manner with the adjacent “Logiport Nagoya,” completed in 2023, forming one of the largest logistics hubs in the Tokai region with a combined gross floor area of approximately 131,000 tsubo (approx. 433,000 sq. ft.).

The site is located about 4.8 km from Nagoya Station and just 1.7 km from the Karasumori Interchange on the Nagoya Expressway Route 5, offering excellent highway access near the urban core. It serves both as a regional distribution center for the Tokai area and as a relay point between the Tokyo and Kansai metropolitan areas. With a 12-minute walk from both Iwatsuka and Hatta Stations, the property offers high accessibility for employees, which enhances its tenant appeal.

The building is a four-story steel-frame structure with a gross floor area of approximately 24,461 tsubo (approx. 80,900 sq. ft.). The first and second floors are equipped with double-sided truck berths, and large vehicles can access the second floor directly via a ramp. Vertical cargo transport is supported by four freight elevators and four vertical conveyors. The first floor features insulated flooring for cold storage use, while the second floor is built with a platform height of 1.0 meters and a clear ceiling height of 5.5 meters for high versatility.

The roof is equipped with a 1.5 MW solar power system under a PPA scheme, supplying renewable energy to tenants. The facility is expected to earn an “A” rating under CASBEE and to qualify as a ZEB (Net Zero Energy Building) under BELS, meeting ESG criteria.

LaSalle continues to expand its nationwide logistics platform under the “Logiport” brand, with this project further enhancing its supply capacity in Aichi Prefecture. NIPPO, leveraging its expertise in civil engineering and paving, aims to diversify its business portfolio through logistics real estate development.
