Jinushi Acquires Land Beneath AEON Mall Hineno for Over JPY 8 Billion
Jinushi Co., Ltd. announced on July 1 that it has acquired the land and adjacent parcels underlying the large-scale retail complex “AEON Mall Hineno” in Izumisano City, Osaka Prefecture. The company has simultaneously signed a fixed-term land lease agreement with AEON Retail Co., Ltd. The transaction value exceeds JPY 8 billion.
The seller divested the real estate asset to reallocate management resources and secure capital for future growth investments. AEON Retail has acquired ownership of the building to continue operating the core store, while Jinushi will retain the land and collect rent—structuring a collaborative three-party arrangement.
The site is located a five-minute walk from JR Hanwa Line’s Hineno Station and approximately 20 minutes by car from Kansai International Airport. Together with neighboring tenants including Joshin Hineno AEON Mall Store and Konan Hineno Store, the area functions as a major retail hub serving a broad trade area. With a concentration of daily convenience-oriented retail and diversified consumer traffic, the site hosts home centers and other complementary tenants, enabling Jinushi to secure a stable, long-term ground rent cash flow.
This marks Jinushi’s second such acquisition following AEON Mall Tomiya in 2021. The company aims to further scale its ground rent-focused “JINUSHI Business” model into large-format suburban retail properties. As of the end of March 2025, Jinushi had handled a cumulative 443 transactions totaling approximately JPY 553.4 billion under this business strategy, establishing a stable long-term investment platform for institutional capital.
