Hulic Acquires Portion of Retail and Office Building in Higashi-Ginza from Nomura Real Estate
Hulic Co., Ltd. acquired a portion of "Ginza Sanno Building," a retail and office building in Ginza 4-chome, Chuo Ward, Tokyo, in April 2026. The seller was Nomura Real Estate.
The building, completed in 1993, rises nine stories above ground and one story below ground, with a standard floor plate of approximately 81 tsubo (approx. 2,900 sq. ft.). Tenants include restaurants, a drugstore, a clinic, and offices. The acquisition covers seven units in total: a retail unit on the basement level and office units on floors 3 through 8, which together account for approximately 70% of the building's total exclusive floor area. Nomura Real Estate had assumed ownership of the units in 2022 through the absorption-type merger of a group company. The 1st, 2nd, and 9th floors continue to be owned by individuals.
The property is a one-minute walk from Higashi-Ginza Station and a two-minute walk from Ginza Station, both subway stations. It occupies a corner lot at the intersection of Harumi-dori Avenue and Showa-dori Avenue, near Kabuki-za Theatre. According to estie office research, the vacancy rate for office buildings within a five-minute walk of Higashi-Ginza Station with a standard floor plate of less than 100 tsubo has fallen from approximately 5.2% at the end of June 2023 to approximately 2.5% at the end of June 2026, reflecting tightening supply and demand.
Hulic has been pursuing a selection-and-concentration strategy focused on "Tokyo, near stations," positioning Ginza as its top-priority area. The company recently completed the redevelopment of "Hulic Ginza Building" (see related article: Hulic Completes Ginza Mixed-Use Redevelopment Project), and plans ten more completions in Ginza between 2026 and 2029, continuing to expand its holdings along station-front and main-street locations where rent growth can be expected.
