Mitsubishi Estate Joins Melbourne Logistics Development in Australia

Mitsubishi Estate has joined the “Fitzgerald Road Logistics Hub,” a logistics development project in Melbourne being advanced by Charter Hall Prime Industrial Fund, a fund managed by Australia-based real estate investment manager Charter Hall Group. The project involves the redevelopment of an existing warehouse site in Laverton North, western Melbourne, Victoria, into a prime-grade large-scale logistics facility.

The site spans approximately 6.2 hectares, with a planned gross leasable area of approximately 41,000 square meters (approx. 441,320 sq. ft.). Construction commenced in February 2026, with completion scheduled for the second half of 2026. This marks the first time the Charter Hall Group has partnered with a Japanese full-service developer on a real estate development project.

The property is located approximately 20 kilometers west of central Melbourne, about a 25-minute drive to the Port of Melbourne and roughly 20 minutes to Melbourne Airport. The site benefits from strong connectivity, situated near an interchange on the M1 motorway and fronting two major arterial roads. The project will incorporate rooftop solar panels and rainwater storage tanks, and is targeting a Green Star Building 5 Star environmental certification.

In August 2024, Mitsubishi Estate entered Australia’s logistics sector for the first time by participating in the “Enterprise Industry Park” project in Pakenham, southeast Melbourne, becoming the first Japanese full-service developer to enter the country’s logistics market. The Fitzgerald Road Logistics Hub represents its second project in Australia. Logistics demand in the country continues to expand rapidly, supported by population growth and e-commerce penetration, with steady demand for prime-grade facilities.
