Vortex Acquires Office Building in Higashi-Nihonbashi

Vortex acquired Cross-C Higashi-Nihonbashi Building, an office building in Higashi-Nihonbashi, Chuo Ward, Tokyo, in February 2026.
The property is an eight-story building completed in April 2021, with a Gross Floor Area of approximately 708 tsubo (approx. 25,200 sq. ft.). It is located a three-minute walk from Higashi-Nihonbashi Station on the Toei Asakusa Line and a five-minute walk from Bakuro-yokoyama Station on the Toei Shinjuku Line. The property was developed in April 2021 as part of Cosmos Initia’s cross-c bldg. brand of midsize office and retail buildings. In January 2022, a trust was established with GARNET Nihonbashi LLC as trustor and beneficiary.
The office vacancy rate across all grades within a five-minute walk of Higashi-Nihonbashi Station has declined over the past three years, falling from 5.31% in April 2023 to 2.4% most recently, indicating that office supply-demand conditions in the area have tightened, according to an editorial department survey based on estie office research. Vortex’s business is centered on its “condominium office” business, and the company also offers fractional real estate products such as V Share. The acquisition can be positioned as part of the company’s purchases of midsize office assets in central Tokyo.
