Sankei Building Completes Office Building in Naha, Okinawa Prefecture

Sankei Building completed S-GATE Naha Shintoshin, an office building it had been developing in Omoromachi, Naha City, Okinawa Prefecture, on March 31, 2026, with tenants beginning to move in sequentially from May. The property is a 10-story steel-frame building with a typical floor plate of approximately 190 tsubo (approx. 6,760 sq. ft.). It is located a three-minute walk from Omoromachi Station on the Okinawa Urban Monorail. The property is in the Naha Shintoshin area, where retail facilities, public facilities and offices are concentrated, and offers strong access to central Naha and the airport area.

Naha’s office market has a smaller amount of available space than other major regional cities, while asking rents are high. As of April 2026, total available space was approximately 11,000 tsubo (approx. 391,600 sq. ft.), about one-eighth of the level in Fukuoka and about half that of Hiroshima. Meanwhile, average asking rent was JPY 13,813 per tsubo, exceeding levels in Sapporo, Sendai, Hiroshima and Fukuoka. In Okinawa Prefecture, head office relocations have continued against the backdrop of programs that encourage companies to decentralize headquarters functions to regional areas and the prefecture’s own corporate attraction initiatives. According to Tokyo Shoko Research, more than 150 companies relocated their head offices to Okinawa Prefecture in each year from 2021 to 2024, with net inflows continuing.

The office vacancy rate in Naha City had remained in the 3% range through February 2026, but has turned upward since March as new supply with Gross Floor Area of more than 2,000 tsubo (approx. 71,200 sq. ft.) has come to market in succession, including this property, MipLa Omoromachi and GRG Naha Shintoshin ET Building. Although the market is currently in an adjustment phase due to increased supply, there appears to be room to capture relocation demand for newer, highly functional offices.
