Shogakukan, Shueisha Jointly Acquire Office Building in Tokyo's Edogawabashi Area

Shogakukan Inc. and Shueisha Inc. acquired JMF Building Edogawabashi 01, an office building in Sekiguchi 1-chome, Bunkyo Ward, Tokyo, from Japan Metropolitan Fund Investment Corporation in March 2026. The transfer price from the investment corporation was JPY 4.55 billion, with Shogakukan and Shueisha each holding a 50% interest.

The property is located along Shin-Mejiro-dori Avenue, a two-minute walk from Edogawabashi Station on the Tokyo Metro Yurakucho Line. The building has eight above-ground floors, was completed in 1992, and has a typical floor plate of approximately 147 tsubo (approx. 5,200 sq. ft.).

The seller, Japan Metropolitan Fund Investment Corporation, decided to sell the property because its depreciated NOI yield was below the portfolio average and it carried an unrealized loss, among other factors.

Buyers Shogakukan and Shueisha both have their main bases around the Hitotsubashi and Jimbocho area, where they hold multiple properties. This acquisition represents a joint purchase that expands their holdings to the Edogawabashi area.
