Daiwa House Industry Sells Newly Built Sotokanda Office Building

Daiwa House Industry sold an office building in Sotokanda 6-chome, Chiyoda Ward, Tokyo, in April 2026. The company developed the property as building owner and completed it on April 15, 2025, selling it roughly a year after completion. The buyer was Ruizean Property Estate.

The property, named Ruizean Sotokanda Building, is a three-minute walk from Suehirocho Station on the Tokyo Metro Ginza Line and a five-minute walk from Ueno-hirokoji Station on the same line. It rises 11 stories with a typical floor plate of approximately 36 tsubo (approx. 1,300 sq. ft.). As of September 2026, space appears to remain available for lease.

Rents for small offices around Suehirocho Station run a step below those at neighboring major stations. As of August 2026, the average asking rent for office buildings with typical floor plates of less than 50 tsubo within a five-minute walk of the station was about JPY 14,040 per tsubo, roughly JPY 1,090 per tsubo below the area around Akihabara Station and about JPY 1,210 per tsubo below the area around Kanda Station (compiled by the editorial team based on estie office research).

The buyer, Ruizean Property Estate, was established in July 2018 and changed its corporate name from Josho Kikaku in July 2025, moving its head office to the Yusen Building in Marunouchi, Chiyoda Ward. About two months after the acquisition, on June 15, 2026, it relocated its head office to the 11th floor of this property.
