Healthcare & Medical Investment Corporation to Acquire 14 Assets for JPY 21.7 Billion

Healthcare & Medical Investment Corporation decided on August 19, 2026 to acquire trust beneficiary interests in 14 properties, including hospital land and fee-based homes for the elderly. It will acquire 12 of the properties on September 1, 2026 and Sunny Life Higashi-Kurume and Sunny Life Higashi-Yamato on September 30, 2026.

The assets are healthcare facilities located in Tokyo, Hokkaido, Kanagawa, Saitama, Tochigi, Aichi and Osaka. They comprise one hospital land site, nine fee-based homes for the elderly, three serviced housing complexes for the elderly and one group home for elderly residents with dementia. Haruyama Memorial Hospital (land) will be the REIT's third hospital asset, and Kuroiso Care Center Soyokaze its first group home for elderly residents with dementia.

The planned acquisition price totals JPY 21.738 billion. The combined appraisal value is JPY 24.869 billion, and the average appraisal NOI yield across the 14 properties is 5.2%. Following these acquisitions and the previously announced disposition of Good Time Home Fudomae, the REIT will hold 70 properties with an asset size of JPY 108.5 billion on an acquisition-price basis, surpassing the JPY 100 billion goal it has targeted since listing. The share of properties in the Tokyo metropolitan area, on a property-count basis, will rise from 48.2% to 51.5%.

The REIT is the only J-REIT in Japan specializing in investment in healthcare facilities. In October 2025 it added Tokyu Land Corporation and Keihanshin Building as principal sponsors, expanding its sponsor lineup from three companies to five. Thirteen of the 14 properties being acquired were secured using sponsor warehousing and other functions, as the REIT pursues acquisitions that draw on specialized management expertise.
