Sumitomo Corp. Sells Jimbocho Office Building to Newly Established OBD Co., Ltd.

Sumitomo Corp. sold Sumitomo Corp. Jimbocho Building, an office building in Kanda-Jimbocho 2-chome, Chiyoda Ward, Tokyo, in April 2026. The buyer is OBD Co., Ltd., a company established in February 2026 with its head office in the Shogakukan Building in Hitotsubashi 2-chome, Chiyoda Ward.

The property is located along Sakura-dori Avenue, a two-minute walk from Jimbocho Station. The building has eight above-ground floors, was completed in 2011, and has a typical floor plate of approximately 208 tsubo (approx. 7,400 sq. ft.). Sumitomo Corp. had owned the property since its completion.

The vacancy rate for office buildings within a five-minute walk of Jimbocho Station with a typical floor plate of 100 tsubo or more has fallen by approximately 2.7 percentage points over the past three years, reaching 0.53% as of July 2026 (research by the editorial team based on estie office research).

Sumitomo Corp. has positioned the Kanda area as its "second founding ground," and has developed, managed, and operated office buildings mainly around Kanda Keisatsu-dori Avenue since the 1960s. In recent years, in addition to large-scale developments such as Terrace Square (typical floor plate of approximately 643 tsubo / approx. 22,900 sq. ft.) and KANDA SQUARE (typical floor plate of approximately 865 tsubo / approx. 30,800 sq. ft.), the company has also pursued renovation projects for existing buildings.

Under its Medium-Term Management Plan 2026, the company has set forth the promotion of asset-recycling business in the real estate sector. In July 2026, it also acquired four central Tokyo office properties from Ichigo Office REIT, among other moves to acquire existing office stock (see related article: Ichigo Office REIT To Sell Four Central Tokyo Office Properties to Sumitomo Corp. for JPY 14.22 Billion). This sale is believed to be part of an asset-recycling effort involving the disposal of a long-held office property.
