Tokyo Tatemono Acquires Office Building in Iwamotocho from Yellow Hat
Tokyo Tatemono acquired Tokyu Iwamotocho Building, an office building in Iwamotocho 1-chome, Chiyoda Ward, Tokyo, in May 2026. The seller was Yellow Hat Ltd., which had acquired the building in April 2019 and used it as its head office until relocating to Kitasenzoku, Ota Ward, in March 2025.
The property is located a three-minute walk from "Kodenmacho" Station on the Tokyo Metro Hibiya Line. Completed in 1985, it is a five-story building above ground with a standard floor area of approximately 67 tsubo (approx. 2,400 sq. ft.). From its completion until 2019, the building was owned by Tokyu Corporation (formerly Tokyo Kyuko Dentetsu).
The average asking rent for office buildings with a standard floor area of less than 100 tsubo within a five-minute walk of Kodenmacho Station has continued to rise gradually, reaching approximately JPY 14,570 per tsubo as of August 2026. Nearby Bakurocho, Ningyocho and Iwamotocho stations each also posted increases in the 2% range year on year, with rents continuing to rise across the area as a whole (estie office research, editorial team analysis).
