Industrial & Infrastructure Fund Investment Corp. will acquire two logistics facility land-lease properties in Sakai, Osaka Prefecture, and Nishinomiya, Hyogo Prefecture, on April 30, 2026. The seller is the Proterial Group. The total acquisition price is JPY 3,900 million, and the average NOI yield is 4.4%.
Proterial is a high-performance materials manufacturer engaged in products such as specialty steel, magnetic materials and power semiconductor substrates. Both properties are the underlying land for logistics and steel processing facilities supporting the group’s specialty steel products business, and both are fully occupied.
“IIF Sakai Logistics Processing Center (Land)” is located in the Sakai-Semboku Coastal Industrial Zone and has a site area of approximately 4,254 tsubo (approx. 151,355 sq. ft.). It is approximately 0.4 kilometers from the Dejima interchange on the Hanshin Expressway Route 4 Wangan Line, providing close access to the expressway, and serves as a key western Japan distribution hub for deliveries to major Kansai cities and the Chubu area.
“IIF Nishinomiya-Kita Logistics Processing Center (Land)” is located within the Hanshin Distribution Center and has a site area of approximately 3,377 tsubo (approx. 120,159 sq. ft.). It has access to the Nishinomiya-Kita interchange on the Chugoku Expressway, approximately 1.9 kilometers away, and the Nishinomiya Yamaguchi Minami interchange on the Hanshin Expressway Route 7 Kita-Kobe Line, approximately 1.2 kilometers away, and functions as a distribution hub serving the Hanshin area and the Chugoku region.
For both properties, fixed-term business land lease agreements with a term of 49 years and 11 months have been executed, and cancellation is generally not permitted for the first 20 years. The rent includes a CPI-linked clause and is revised every three years under an upside-only structure, meaning revised rent cannot fall below the pre-revision level. Under the lease agreements, fixed asset tax and city planning tax are borne by the tenant.
