A.D.Works Acquires SNT Shibuya Building Amid Ongoing Asset Dispositions by Shinnittan

A.D.Works has acquired the “SNT Shibuya Building” in Dogenzaka 1-chome, Shibuya Ward. The seller, SNT Corporation—a major forged-products manufacturer—was taken private in April this year following a tender offer by ARTS-3, an entity under the Sparks Group. The disposition appears to be part of a broader balance-sheet streamlining associated with the company’s privatization.

The property is located along Tamagawa-dori, approximately a three-minute walk from Shibuya Station, directly across from the Cerulean Tower—a highly visible position in the district. Completed in 1989, the steel-reinforced concrete, 10-story building offers a Gross Floor Area of approximately 207 tsubo (approx. 7,350 sq. ft.). Despite its compact floor plates, the building features a distinctive curved silver façade combined with a glass-front design.

A.D.Works focuses on income-producing real estate for high-net-worth investors, covering the full value chain from acquisition and value-add to sales and management. The company previously developed “AD-O Shibuya Dogenzaka” in 2017, a project supervised by architect Kengo Kuma, giving it a track record in the Dogenzaka area. For this 36-year-old asset, the company is expected to leverage its value-add expertise for repositioning.

In Dogenzaka, a major 30-story mixed-use development is currently underway on a site adjacent to Shibuya Mark City. Scheduled for Completion in 2027, the project will include an office tower as well as a luxury “TRUNK HOTEL.” As redevelopment accelerates around the station, attention is increasingly turning to the potential for value enhancement in existing buildings.
