Daiwa House Industry Acquires Office Building in Osaka's Nishinagahori

Daiwa House Industry acquired Osaka Kanamono Kaikan Building, an office property in Kitahorie 3-chome, Nishi Ward, Osaka, in May 2026. The seller was Nippon Tatemono, which sold the building about one year and two months after acquiring it.

Completed in 1972, the three-story building has a typical floor plate of approximately 58 tsubo (approx. 2,100 sq. ft.). It is a four-minute walk from Nishinagahori Station on the Osaka Metro Sennichimae and Nagahori Tsurumi-ryokuchi lines. While the property is close to Hommachi, one of Osaka's leading business districts, the surrounding area also includes retail buildings and apartment blocks.

Within a five-minute walk of Nishinagahori Station, vacancy is more pronounced in older buildings than in newer ones, and the vacancy rate for office buildings completed before 1980 stood at about 9.4% as of July 2026 (compiled by the editorial team based on estie office research).

Nippon Tatemono, the seller, buys aging and low-yielding properties and also handles redevelopment and real estate consulting. Daiwa House Industry runs D'sVARIE, a business that acquires and repositions existing office buildings and rental apartments. In Osaka's Nishi Ward, it also acquired Meiji Building, a 1970-completed property in Awaza, in March 2025, but it has not disclosed how it will use this more than 50-year-old building following the acquisition.
