GLP Japan Inc. has announced plans to develop a new urban logistics facility, “GLP Itabashi,” in Itabashi Ward, Tokyo. The facility will have a gross floor area of approximately 2,239 tsubo (approx. 74,000 sq. ft.) and is scheduled to break ground in 2025, with completion targeted for 2027. The entire building will be occupied exclusively by Sagawa Express Co., Ltd.

This project involves the redevelopment of Sagawa Express’s aging Akabane Sales Office, driven by the need for seismic resilience and enhanced business continuity planning (BCP). The new facility will feature a two-story structure with sloped access, effectively offering three operational levels. Truck berths and parking will be located on the first and second floors, while office functions will be situated on the upper level, enabling both efficient parcel handling and improved working conditions for employees.

With many logistics centers in Japan reaching the end of their life cycle—particularly those built during the country’s rapid economic growth era—redevelopment is becoming increasingly difficult due to labor shortages and rising construction costs. GLP Japan Inc., which has developed approximately 180 facilities totaling about 3.32 million tsubo nationwide, is leveraging its expertise in planning and design to meet the BCP and ESG needs of major tenants. This project exemplifies the company’s efforts to revitalize urban logistics hubs.

The building is expected to achieve ZEB (Net Zero Energy Building) standards and obtain CASBEE certification through the use of renewable energy and high-efficiency HVAC systems. As a core base for Sagawa’s regional delivery network in the densely populated Itabashi area, the facility is poised to contribute to both local community resilience and the sustainable growth of the logistics sector.
