Tokyo Asset Solution Breaks Ground on Third "Nifit" Rental Apartment in Hongo

Tokyo Asset Solution launched construction in June 2025 on "Nifit Hongo", the third property under its urban rental apartment brand "Nifit." Scheduled for completion in February 2027, the project is located within a four-minute walk of Hongo-sanchome Station on the Tokyo Metro Marunouchi Line and Toei Oedo Line.
The 14-story reinforced concrete building will have a gross floor area of 2,474.99㎡ (approx. 26,640 sq. ft.) and 48 units. Targeting hybrid workers, the property will feature a 24-hour coworking lounge, rooftop deck, reservation-based booths, and small meeting rooms to facilitate seamless transitions between remote and on-site work.
The development has obtained BELS★★★ certification through rooftop greening, landscaped exterior spaces, and high-efficiency equipment. By participating in the RE-Action 100% Renewable Energy Declaration, the project aims to reduce CO₂ emissions. SOHO use will be permitted, supporting entrepreneurs and startups looking to avoid dual office-residential rents, contributing to the revitalization of the Hongo area.
Launched in February 2024, the "Nifit" brand promotes urban residences designed to "fit" residents, neighborhoods, and the environment. Tokyo Asset Solution has already planned a fourth project, with continued development focused on Tokyo’s urban core.
