Yasuda Real Estate Acquires Historic Office Building in Central Osaka
In March 2025, Yasuda Real Estate Co., Ltd. acquired the “Yushutsu Sen-i Kaikan Building” located in Bingomachi 3-chome, Chuo-ku, Osaka City from Yushutsu Sen-i Kaikan Co., Ltd. The transaction price has not been disclosed.
The property is conveniently situated a 3-minute walk from Honmachi Station on the Osaka Metro Midosuji Line and a 6-minute walk from Sakaisuji-Hommachi Station on the Sakaisuji Line, offering direct access to both Midosuji and Sakaisuji corridors. Completed in 1960, the building is a medium-sized structure made of steel-framed reinforced concrete, comprising 8 stories above ground and 3 basement levels.
In the Honmachi and Sakaisuji-Hommachi area, the supply of new high-grade office buildings has been increasing since 2024. Notable developments include “Urban Net Midosuji Building” by NTT Urban Development (completed January 2024, 21 stories above ground, gross floor area approx. 12,833 tsubo [approx. 423,900 sq. ft.]) and “PMO EX Honmachi” by Nomura Real Estate (completion scheduled for April 2025, 14 stories above ground, gross floor area approx. 4,269 tsubo [approx. 141,000 sq. ft.]). These buildings have attracted attention due to their high specifications and prime locations, though rising rents have led tenants to become increasingly selective.
Despite its age, the acquired building—designed by the renowned architect Togo Murano—has been highly praised for its architectural significance. There is strong potential that it will be renovated under a preservation-oriented approach. While large-scale redevelopment projects continue along the Midosuji corridor in the Semba area, local government is also promoting streetscape preservation by supporting the adaptive reuse of historic buildings. As such, the future operational strategy by Yasuda Real Estate is closely watched.
