United Urban Investment Corporation Acquires Smile Hotel Premium Osaka Honmachi for JPY 8.69 Billion
United Urban Investment Corporation announced on June 30 that it has acquired the "Smile Hotel Premium Osaka Honmachi" for JPY 8.69 billion. The REIT aims to enhance portfolio income by adding hotel assets in central Osaka, where inbound tourism continues to rebound.
Located in Osaka’s Chuo Ward, the property offers excellent access to key urban hubs, just a 6-minute walk from Nagahoribashi Station and 10 minutes from Shinsaibashi Station. Completed in 2017, the 13-story hotel features 296 rooms, all designed to accommodate two or more guests. It is operated by K.K. Hospitality Operations under the upper-tier brand "Smile Hotel Premium."
Since 2024, United Urban has been actively expanding its hotel portfolio in both regional and metropolitan markets. This includes the acquisition of "Landoh Hotel Hiroshima Prestige" (JPY 2.58 billion), a co-ownership interest in the large-scale mixed-use complex "Osaka Bay Tower" (JPY 2.637 billion), and "The b Ochanomizu" in Tokyo (JPY 2.78 billion) in 2025. As a result of these investments, hotels now make up approximately one-quarter of the REIT’s portfolio by value, with a total of 26 hotel properties—surpassing the number of rental residential assets in the portfolio.
