BRANZ Ōmiya Nisshin BIARE: First Joint Condominium Project by JR East Urban Development and Tokyu Land

JR East Urban Development Corporation and Tokyu Land Corporation announced on July 18 that they will jointly develop a for-sale condominium, BRANZ Ōmiya Nisshin BIARE, on the former JR Nisshin Daiichi Company Housing site. Construction is scheduled to begin in May 2025, with completion and handover expected in February 2027. This marks the first residential project under the comprehensive partnership agreement the two companies signed in 2023.
Located in Nisshin-cho, Kita Ward, Saitama City, the property is a 13-minute walk from JR Kawagoe Line Nisshin Station and a 15-minute walk from the New Shuttle Tetsudō-Hakubutsukan (Railway Museum) Station. On a 5,681-square-meter site, the project will feature a reinforced concrete, seven-story building with a gross floor area of approximately 12,095 sq. m (approx. 130,200 sq. ft.) and a total of 155 units, primarily three-bedroom layouts offered in 23 different types.
The condominium will provide a range of shared amenities, including a work lounge, party room, and kids’ room. Sustainability features include solar panels, EV charging for all parking spaces, and certification under the ZEH-M Oriented standard.
The project is positioned as a flagship model for the “BIARE × BRANZ” collaboration, with additional developments planned in the Tokyo metropolitan area, including Funabashi. By combining JR East’s “Homes That Eventually Become Part of the City” lifestyle concept and Tokyu Land’s environmentally advanced condominium technologies under its belief that “long-life housing is the most environmentally friendly,” the two companies aim to continuously develop new residential projects that enhance regional value.
