Chuo-Nittochi Hakata Ekimae Building Completed as Fukuoka’s New Environmentally Conscious Office Property
Chuo-Nittochi Group Co., Ltd. announced on June 30 the completion of the Chuo-Nittochi Hakata Ekimae Building, an environmentally conscious office development located along Sumiyoshi-dori, a seven-minute walk from JR and Fukuoka City Subway Airport Line’s Hakata Station. The property has obtained the “Hakata Connected Bonus”, a certification program by Fukuoka City that offers incentives such as floor area ratio (FAR) relaxation and promotional support for developments contributing to urban revitalization.
The project adopts a hybrid structural system by retaining the existing building’s structure from two basement levels up to the second floor, adding a new mid-story seismic isolation layer, and stacking newly built floors on top. Compared with conventional redevelopment methods, this approach reduced CO₂ emissions by 52% during demolition and 37% during new construction. Standard office floors offer approximately 236 tsubo (approx. 7,800 sq. ft.) of leasable space, divisible from as small as 36 tsubo (approx. 1,190 sq. ft.), and feature terraces with natural ventilation. A public lounge with Wi-Fi is located on the second floor to enhance worker well-being and promote pedestrian activity in the surrounding area.
The developer is Chuo-Nittochi Co., Ltd., with design and construction handled by Takenaka Corporation. Construction began in September 2023 and was completed in approximately 21 months.
