Marimo Regional Revitalization REIT to Acquire Cold Storage Facility in Ibaraki Prefecture

In July 2025, Marimo Regional Revitalization REIT, Inc. will acquire the “Shimotsuma Frozen and Refrigerated Logistics Center,” a cold storage facility located in Shimotsuma City, Ibaraki Prefecture, for JPY 785 million. The acquisition is fully funded by internal capital, with an appraised NOI yield of 6.0%.

The facility is situated approximately 9 km north of the Bando Interchange on the Ken-O Expressway and near National Route 294, providing convenient access for wide-area distribution. Originally completed in 2011 and expanded in January 2025, the property consists of two single-story buildings constructed with steel and wood, and has a gross floor area of approximately 721 tsubo (approx. 23,830 sq. ft.) on a site area of about 1,862 tsubo (approx. 61,540 sq. ft.).

Amid growing demand for frozen food logistics, the facility is expected to maintain stable occupancy. The property will be master-leased by Marimo Co., Ltd., the sponsor of the REIT.

Marimo Regional Revitalization REIT focuses on investments in essential infrastructure assets in regional areas. With rising demand for cold storage, the REIT aims to enhance portfolio stability and profitability by strengthening its logistics asset holdings.
