Landbrain Acquires Mixed-Use Exalt Building in Shibuya’s Udagawachō

Landbrains acquired the Exalt Building in Udagawachō, Shibuya Ward, on August 29, 2025. The seller was Kasumigaseki Estate Co., Ltd. The property is a three-story steel-framed mixed-use building completed in October 2002, with a Gross Floor Area of approx. 92 tsubo (approx. 3,300 sq. ft.). It is located an eight-minute walk from Shibuya Station and features a mix of retail and office uses.
Founded in 1974, Landbrain is a construction consulting firm specializing in urban planning, transportation planning and housing planning for municipalities, as well as policy development and research for the national government. The company posted revenue of JPY 6.3 billion for the fiscal year ended September 2023 and employs roughly 140 people. In recent years, it has expanded into real estate consulting, and this acquisition appears to be part of that growing business line.
The previous owner, Kasumigaseki Estate —whose core businesses include property acquisition–resale, investment, and brokerage—had acquired the asset in May 2025 and resold it after only about three months, suggesting the intention was short-term ownership for resale.
Udagawachō is one of the highest land-value areas in Shibuya Ward, with 2025 benchmark commercial land prices rising 13.5% year-over-year. Large-scale redevelopment around Shibuya Station—described as a “once-in-a-century” transformation—is ongoing, driving continued investor demand for nearby properties.
