Kanden Realty & Development and Tokyo Tatemono Break Ground on San Diego Student Housing Project with Greystar

Kanden Realty & Development and Tokyo Tatemono have launched construction on the “Campanile at SDSU,” a purpose-built student housing development in San Diego, California, in partnership with Greystar through their U.S. subsidiaries. This marks the first overseas student housing project for both Japanese developers. Construction began on November 8, with completion slated for June 2028.
The site is adjacent to the main campus of San Diego State University and a five-minute walk from the San Diego Trolley Green Line “SDSU” Station. Plans call for a six-story building totaling approx. 23,283㎡ (approx. 250,600 sq. ft.) of Gross Floor Area with 310 units. Amenities will include shared lounges, a fitness center, a pool, a dog spa, study rooms, a rooftop solar array (338 kW), and 73 EV charging stations across 139 parking spaces.
Kanden Realty & Development’s overseas portfolio totaled approx. JPY 74 billion at the end of FY2024, and through further expansion in the U.S., Australia, Thailand, and other ASEAN markets, the company targets over JPY 100 billion in FY2028 and approx. JPY 130 billion in FY2035.
Tokyo Tatemono has likewise positioned overseas business growth as a core pillar under its long-term vision “Becoming a Next-Generation Developer,” with JPY 110 billion in overseas investments planned under its current medium-term plan (FY2025–2027). This project represents the first overseas student housing initiative for both Japanese firms.
Greystar operates in roughly 250 markets across North America, Europe, South America, and Asia Pacific, and is the largest multifamily developer, operator, and investment manager in the United States. The Campanile at SDSU will be developed as a joint venture among Kanden Realty & Development, Tokyo Tatemono, and Greystar, delivering a student housing community with strong sustainability features.
